SUMMARY APPRAISAL REPORT A Summary Appraisal Report generally contains all necessary information required by USPAP and NEBB Institute with substantial research and detail. This report requires an on-site highly detailed inspection and collection of data by Machinery and Equipment Appraisal, Inc. on the working machinery and equipment for the estimation of value. A Summary Appraisal Reports provides our clients with a list of individual working capital equipment along with the items description and its value. DESKTOP APPRAISAL REPORT A Desktop Appraisal Report is commonly used when an on-site inspection and data collection cannot be preformed due to travel, time, and/or expense. This report is processed with the same level of research and detail. Typically with a Desktop Appraisal Report our clients provide us with clear pictures of said working machinery and equipment along with a short and concise description of each item to be appraised. In turn, we will provide a certified appraisal based on the information provided to our company. BUSINESS VALUATION/EVALUATIONS A Business Valuation/Evaluations values businesses, business ownership interests, and securities for small and large businesses. This report also takes into consideration the intangible business assets, such as patents, trademarks, employment agreements, copyrights, and goodwill. This type of valuation report is generally used when Buying or Selling a Business, Estate Planning for gifts or inheritance, Employee Stock Ownership Plans (ESOP), Institutional Financing, Marital Dissolution Buying Out a Partner or Shareholder, Litigation Support, Taxation Issues, and Allocation of Purchase Price among Tangible and Intangible Assets. REAL ESTATE APPRAISALS/ASSESSMENTS A Real Estate Appraisal/Assessments estimates the value of property for a multitude of different reasons, such as to assess property tax, to confirm collateral for mortgages, to confirm or establish a realist sales price, or to assist in divorce settlements. This type of report may be used for certain types of residential buildings, commercial properties, or any type of real estate, ranging from farmland, shopping centers to manufacturing facilities. An on-site visit may or may not be needed to document the physical surrounding. The appraiser conducts the valuations based on different valuation processes, we note distinctive characteristics of the property as well as the surrounding area, such as the architectural design of the facility or the proximity of major highways to the parcel, these characteristics are often photographed and included in the report to document property features. |
